Area Guide for Wanstead

Explore our brief area guide for Wanstead London E11  – and explore the transport links, local history, schools and more.

Wanstead is eight miles north east of central London, with Woodford to the north and Stratford and Ilford to the south.

People have been living in Wanstead since early Saxon and Norman times. From the mid-18th century, Wanstead Village began to attract wealthy residents, with many high-class homes built in the area. After the First World War, developers started building smaller properties on the remaining plots. From the 1950s, construction was limited to replacing bomb-damaged homes and converting large period properties into flats.

Wanstead is desirable because of its plentiful green spaces, thriving high street, great schools and easy transport links into central London. All of this makes Wanstead popular with families and commuters. The Wanstead property market is also buoyant, with new property for sale coming daily.

There are many stunning houses and flats in Wanstead, and something for all budgets – from double-fronted detached homes to two and three bedroom terraced houses and purpose-built apartments, to luxurious flats in converted period properties.

Architecture: Wanstead’s housing stock showcases impressive architectural variety spanning several centuries. Victorian and Edwardian properties dominate the central areas, featuring original sash windows, high ceilings and period details. The 1930s brought substantial semi-detached houses to areas like the Nightingale Estate, while post-war developments added purpose-built flats and other new homes. Notable conversions include the Grade II listed former Wanstead Hospital on Hermon Hill, transformed into contemporary apartments during the 1990s.

The most prestigious properties occupy roads like Wanstead Place, where prices recently averaged £1,275,000, and St Mary’s Avenue, featuring substantial six-bedroom Edwardian semi-detached houses. The Lake House Estate offers well-preserved four-bedroom Edwardian family homes, while the Counties Estate around Warwick, Rutland and Gloucester Roads contains sought-after semi-detached Edwardian residences. The Firs Estate provides impressive detached homes on generous plots.

Developments: Wanstead’s major regeneration project involves the £16 million Wanstead Leisure Centre, scheduled for completion in winter 2025. This facility will include a 25-metre swimming pool, dance studios and improved facilities for Wanstead High School. Several boutique residential developments are underway, including luxury apartments near the High Street with anticipated summer 2025 completion. Planning applications for smaller mixed-use schemes continue, though the borough significantly trails housing targets, delivering only 337 new homes against a 1,409 annual requirement in 2023/24.

Property prices: According to recent Rightmove data, Wanstead’s average property price stands at £716k. Flats average £411k, terraced properties £912k, and semi-detached homes £1.05m. Properties typically sell within 50 days, with final prices averaging 2% below asking. The market shows varying performance across different areas – New Wanstead averages £442k while Wanstead Park Avenue reaches £1.18m.

There are four primary schools in Wanstead, all rated either good or outstanding by Ofsted. The two outstanding schools are Wanstead Church School and Aldersbrook. Our Lady of Lourdes Roman Catholic Primary School and Nightingale are rated good.

  • St. Mary the Virgin Church – One of England’s finest Georgian churches, consecrated in 1790 on a site of worship dating from the 1200s, with an interior largely unchanged over 230 years.
  • Chalet Wood Bluebells – Adjacent to the Temple, this woodland transforms each April into a spectacular carpet of bluebells, creating one of London’s most photographed natural displays.

  • Wanstead Flats – The southernmost point of Epping Forest, cleared of trees centuries ago, now provides 184 hectares of open grassland perfect for recreation and wildlife observation.
  • The Manor House Site – Historic location of the original Tudor manor that preceded Wanstead House, with archaeological remains indicating continuous occupation since Roman times.
  • Warren Road Historic Walk – A preserved Georgian avenue connecting the village to Wanstead Park, lined with original sweet chestnut trees that exemplify the grand landscaping of the estate era.
  • Wanstead Hospital Clock Tower – This Gothic landmark on Hermon Hill, converted to residential use in the 1990s, stands as a listed architectural monument to Victorian civic infrastructure.

The area benefits from its strategic location just three stops from Stratford on the Central line, providing residents with quick access to the City, Canary Wharf, and the Queen Elizabeth Olympic Park employment zones. Local employment opportunities primarily centre around healthcare, education, retail, and hospitality sectors, with numerous nurseries, and the bustling High Street providing plenty of work for locals.

The presence of Wanstead Works, a modern business incubator on the High Street, demonstrates growing entrepreneurial activity, offering co-working spaces and supporting small business development.

Professional services and technology sectors continue to drive growth across East London, with these knowledge-intensive industries forecast to expand by 2.2% and 2.6% respectively through 2028.

The healthcare sector remains a major employer, with NELFT NHS Foundation Trust operating multiple facilities nearby and consistently recruiting for clinical and support roles. Educational institutions, from primary schools to nurseries, provide substantial employment, particularly given the area’s popularity with families.

Looking ahead, Wanstead residents are well-positioned to benefit from London’s projected economic growth of 1.7% annually through 2028.
