Forest Gate is a residential area in the London Borough of Newham in the E7 postcode district. Manor Park borders it to the east and Stratford to the west. Parish records first mention Forest Gate as a place in the late 17th century. It references a gate across the modern Woodford Road to prevent cattle from straying from the Wanstead Flats. The gate was demolished in 1881. The area remained rural until the 19th century.

Forest Gate comprises almost entirely Victorian housing ranging from cottage-size homes to larger family properties. The most sought-after areas are The Lanes, a group of streets just west of Forest Gate train station, Woodgrange Estate Conservation Area, to the east of Woodgrange Road, and Forest Gate Village, to the south of the Wanstead Flats.

Forest Gate is popular with young professionals and families, drawn by affordable Victorian homes in easy reach of the City. You can be in central London in under 20 minutes or Canary Wharf in under 15 minutes via the Elizabeth Line.

Forest Gate has a strong sense of community, and the independent bars and restaurants in the railway arches are a particular highlight of the area. Forest Gate boasts excellent schools, making it an ideal spot for families. Everybody loves the open spaces of the Wanstead Flats.

Forest Gate offers parents an excellent choice of state primary and secondary schools. All the state primary schools in Forest Gate are rated “good” or better by Ofsted. Judged “outstanding” are Sandringham, Elmhurst and Shaftesbury.

For secondary education, the local comprehensive is Forest Gate (co-ed, ages 11 to 16), rated outstanding by Ofsted, as is St Angela’s Ursuline RC (girls, ages 11 to 18). There are several other excellent comprehensive secondary schools in nearby East Ham, Stratford and Manor Park and girls and boys grammar schools in neighbouring Redbridge.

By train…

Forest Gate train station is on the Elizabeth Line (also known as Cross Rail). There are frequent trains into central London with Liverpool Street accessible in around 12 minutes. Stratford is just two stops where there are connections to the London Tube network.

Wanstead Park Station is also nearby and is on the Overground line running from Barking to Gospel Oak.

By bus…

There are a number of buses that serve Forest Gate, including two night bus routes. Most of the buses serve outer London; however, the number 25 route takes you into the City.

By road…

The Romford Road takes you directly to the North Circular from which you can access the M11 and the A12 and A13, which join the London Orbital M25.

Along Woodgrange Road, there’s a Tesco, Iceland, Co-op, Superdrug and Poundland as well as a range of independent local shops and cafes.

Woodgrange Market on the corner of Sebert Road and Woodgrange Road runs every Saturday from 10am to 4pm.

Forest Gate is just two stops on the Elizabeth line from Westfield Stratford City, with 250 shops spread across nearly 2,000,000 square feet of space.

Forest Gate has plenty to offer those looking to put down roots in E7 — from Grade II listed parks and Victorian streetscapes to London’s oldest football ground and one of the country’s most remarkable grassroots football clubs.

  • Wanstead Flats — 334 acres of grassland, ponds and woodland forming the southernmost stretch of Epping Forest, bordering Forest Gate to the north and well used for walking, birdwatching and football.
  • West Ham Park — A 77-acre Grade II listed park managed by the City of London, opened in 1874 on the grounds of the former Ham House, with ornamental gardens, sports pitches and a café.
  • Woodgrange Estate Conservation Area — Four roads of double-fronted Victorian houses built between 1887 and 1892, one of East London’s most intact stretches of late-Victorian residential architecture.
  • Old Spotted Dog Ground — London’s oldest senior football ground, on Upton Lane, now home to Clapton CFC. The club were the first English side to play abroad (1890) and won the FA Amateur Cup five times between 1907 and 1924.
  • The Spotted Dog, Upton Lane — A Grade II listed pub at 212 Upton Lane with origins dating to the 16th century, widely considered one of the oldest surviving buildings in Forest Gate.
  • The Red House, Upton Lane — A Grade II listed red-brick building founded in 1907, now an independent events venue hosting regular jazz evenings and live performances throughout the year.
  • Wanstead Park — Historic parkland managed by the City of London within Epping Forest, with ornamental lakes and woodland walks a short distance east of Forest Gate.
  • The Woodgrange Clock — A cast-iron public clock erected around 1905 at the junction of Woodgrange Road and Forest Lane, one of Forest Gate’s most enduring local landmarks.
  • Senrab FC — A youth football club based near Wanstead Flats with a record of producing professional players including John Terry, Sol Campbell, Jermain Defoe and Ledley King.
  • Epping Forest — Ancient woodland covering approximately 2,400 hectares stretching north from Wanstead Flats, managed by the City of London, with miles of walking and cycling trails.

Property types in Forest Gate: Terraced and semi-detached Victorian and Edwardian houses dominate the housing stock, with many retaining period details such as bay windows, high ceilings and ornate tiled paths. The finest examples are found within the Woodgrange Estate Conservation Area: four roads (Hampton Road, Osborne Road, Claremont Road and Windsor Road) of double-fronted three and four-bedroom houses built between 1887 and 1892 by developer Thomas Corbett on the former Woodgrange Farm land. Quieter streets beyond the conservation area contain 1930s semi-detached properties alongside post-war infill, while purpose-built apartment blocks have appeared near the station in recent years.

Buyer interest is strongest on streets within and adjacent to the conservation area. Hampton Road, Osborne Road and Claremont Road attract consistent demand, with large family homes regularly exceeding £700K. Earlham Grove draws buyers seeking period conversions alongside newer stock, and properties near Upton Lane and West Ham Park are popular with families. New-build one and two-bedroom apartments near the station are available from around £335K.

Developments in Forest Gate: Gateway Housing Association completed the Earlham Square scheme at 140–150 Earlham Grove, delivering 78 affordable homes through shared ownership and social rent. Further schemes along Woodgrange Road have progressed slowly — several planning consents have lapsed and require fresh applications — though boutique apartment developments continue to arrive near the station.

Property prices: According to Rightmove, the average sold price in Forest Gate over the last year stands at approximately £534K. Terraced houses — the predominant property type — average around £612K, semi-detached properties approximately £799K, and flats around £334K. Values sit approximately 2% below the 2023 peak of £538K, broadly level with the previous year.
