Ten years ago, hipsters turned their noses up at moving to Stratford, but not anymore. The area has been regenerated by the £9 billion invested for the London 2012 Olympics and the arrival of the Westfield shopping centre. Stratford is a district in the East End of London, about 7 miles North-East of central London. Its name was first recorded in 1067 as Strætforda, formed from the old English words for ‘Street’ and ‘Ford’.

Stratford was originally an agricultural community whose main crop was potatoes. In the 19th century, the arrival of the railways and the creation of the Royal Docks transformed Stratford into an important transport and manufacturing centre. However, from the 1960s, deindustrialisation brought unemployment and decline to Stratford. Following the London 2012 Olympics investment, Stratford has emerged as a major commercial, retail and education hub and is now one of the most dynamic parts of London to live and work.

Stratford has fantastic transport services, plenty of green space, excellent schools and plenty of leisure activities in the local area, making it a popular choice with young professionals and families. Housing is relatively affordable, by London standards, with a large stock of flats and houses available. Property in Stratford includes an attractive range of Georgian and Victorian houses and plenty of new homes.

Not only that, but Stratford sits right next to the Queen Elizabeth Olympic Park, which offers some of the best sports facilities in the country. Stratford stands as one of London’s most connected locations, serving as a major transport interchange that puts the entire capital and beyond within easy reach.

  • Car & Road: Stratford sports numerous connections along the A11 and A12, leading into central London and out towards Essex. The M25 is 15 mins away too. It takes about 20 minutes to Canary Wharf, 25 mins to the City, and 35 mins to Heathrow on the M25.
  • Train: Stratford station is a key National Rail centre with trains to Liverpool Street (8 min), Tottenham Hale (6 min), and connects to Stansted Airport (34 min). The Elizabeth line lets you reach Bond Street (14 min), Paddington (17 min), and Heathrow (45 min) quickly.
  • Tube: The Central line lets you get to Oxford Circus (19 min) and Bank (14 min), while the Jubilee line will help you reach Westminster (16 min) and London Bridge (12 min).
  • Bus: Stratford station covers 20+ routes, including the 25 to Oxford Circus, 86 to Romford, and 308 to Wanstead.
  • Cycling: The area has quite a few cycle lanes connecting to the Olympic Park, Lea Valley towpath, and Cycle Superhighway 2. Santander bike docking stations can be found as well.
  • Airport: London City Airport is just 20 minutes away via DLR, while Stansted Airport offers direct a rail connection in 34 mins.

Stratford is excellent for shopping – whether you’re looking for everyday products or something special. Since the Westfield Shopping Centre opened in 2011, Stratford has become an oasis for shopaholics, with over 250 shops spread across 2,000,000 square feet of space.

You can find almost any shop here, including fashion, accessories, gifts and technology. The Stratford Shopping Centre has a smaller selection of conveniently clustered stores. It includes a Barclays, Pure Gym and Sainsbury’s, and a market stall section selling fresh produce, clothes, antiques, and more.

Stratford is well served by supermarkets; Sainsbury’s, Tesco and Morrison’s are all present. The High Road is lined with mainly independent shops, cafés and restaurants.

Stratford’s has markedly moved on from its industrial past, and now is best known for its 2012 Olympic legacy. This has both transformed the physical landscape and shifted the local culture in a new direction. Though, you will still find relics from the industrial and pre-industrial past throughout the area.   • Queen Elizabeth Olympic Park – The centrepiece of London 2012, this 560-acre park combines the original Olympic venues with gardens, waterways, and lots of events. It’s true to say that Stratford is dominated by the Queen Elizabeth Olympic Park, where there is plenty to do – Whether you want to stroll or boat trip along the waterways, swim at the Aquatic Centre or have a good cycle at the Lee Valley Velo Park.
  • ArcelorMittal Orbit – For spectacular views across Stratford and the rest of London, head to the top of the ArcelorMittal Orbit. Feeling brave? The descent via the 178m long slide takes just 40 seconds, with riders hitting speeds of up to 15 miles per hour.
  • Westfield shopping centre – As well as being the largest shopping centre in Europe, Westfield Stratford City has world-class leisure facilities, including a 17-screen Vue Cinema, a luxury bowling experience and a casino. There are also some 70 places to eat out.
  • London Stadium – The former Olympic Stadium now hosts West Ham United, with a 66,000 person capacity venue that serves footballing crowds and concerts very well (alongside other large scale events).
  • London Aquatics Centre – Zaha Hadid’s distinctive wave-like design of the aquatics centre remains one of London’s most striking buildings. Enjoy casual swimming there, in an area which also serves the UK’s elite athletes.
  • Three Mills – These Grade I listed tidal mills date from 1776 and are one of London’s oldest industrial sites, and also a departure from the Olympic modernity of Stratford. The historic complex actually functions as a film studio as well as a  visitor attraction.
  • Theatre Royal Stratford East – This pioneering theatre has launched countless careers since 1884. The venue continues to produce ground-breaking work, much like the famous director it’s associated with, Joan Maud Littlewood, who has been described as the ‘mother of modern theatre’.
  • Bow Back Rivers – These restored waterways wind through the Olympic Park, creating habitats for wildlife while providing peaceful walking routes which provide a welcome break from the otherwise urbanised environment.

Stratford’s employment landscape is varied and dynamic, partly due to its significant redevelopment in 2012. The Olympics transformed Stratford from a period of severe economic decline into a thriving business hub, with the regeneration creating thousands of jobs.

Major employers include Westfield Stratford City, one of the largest shopping centres in Europe, the Queen Elizabeth Olympic Park, BT Sport, Ford, and Transport for London. The area has become part of the East London Tech City, making it a centre for tech start-ups and innovation, with abundant jobs in software development, data analysis, and digital marketing.

Development is ongoing throughout the area, creating many more jobs and living spaces, with 8 more redevelopment projects coming to the Queen Elizabeth Park towards 2030, and beyond then too.
