Chadwell Heath Area Guide

Chadwell Heath is a suburban area of East London and straddles the London boroughs of Redbridge and Barking & Dagenham.  It was once part of Essex until 1965. Residential development of Chadwell Heath began to take off at the end of the 19th century with the arrival of the rail network 

As a result, there are plenty of Victorian properties in the area.  Chadwell Heath grew rapidly after the end of World War I, much of the residential property is from the inter-war period. More recently, strong demand from homebuyers in Chadwell Heath has also prompted a swathe of house building in the area.   

The town offers an attractive mix of suburban living coupled with the opportunity to travel to central London in a matter of minutes via public transport.  It is still extremely affordable but it close to some of the best shopping in Europe (at Westfield Stratford) and great nightlife (in Romford) as well as outstanding primary and secondary schools. 

This has resulted in a diverse range of residents from families looking for more space to young professionals priced out of areas closer to central London. For families Chadwell Heath Academy offers an extremely high standard of education and is rated ‘Outstanding’ by Ofsted.  For commuters, Liverpool Street is easily accessible by train. 

St Chad’s Park provides some neighborhood green space with a playground, tennis courts, a cricket pitch & a basketball area. 

There are several state primary schools in the area, the three closest are Warren Junior SchoolSt. Bede’s Catholic Primary School and Chadwell Primary School – all rated outstanding or good by Ofsted. 

Secondary schools include the much sought after Chadwell Heath Academy and The Warren School.

  • By train: Chadwell Heath already has its own overground station in the local area, which connects residents to central London Liverpool Street in 30 minutes. Trains depart for London every 10 minutes.  
  • By bus: There are a number of bus routes running through Chadwell Heath connecting residents with Romford and Stratford. 
  • By road: High Road (A118) runs directly through the centre of Chadwell Heath, connecting locals to Romford, Goodmayes and Seven Kings. The M25 is accessible in less than 20 minutes using the nearby A12.  Stansted Airport is a 45 minute drive via nearby M11. 
  • In the air: It takes about an hour to get to Heathrow Airport using the Elizabeth Line, or about 2 hours to drive there by car.

You’ll find all the shops you need in the centre of Chadwell Heath. High Road, which runs through the centre of the town, has everything from a hairdresser to a post office and dry cleaner. There’s also a Sainsbury’s and Tesco. 

Romford town centre is also only minutes away from Chadwell Heath and offers a broader range of shops as well as two cinemas. Or visit one of the largest urban shopping centres in Europe – Stratford Westfield – which is just 20 minutes away by train. 

St Chad’s Park has beautiful ornamental gardens and wildlife conservation area.  There is a children’s play area as well as tennis courts and a cricket pitch. 

Explore nearby Hainault Forest Country Park, where you’ll find 300 acres of countryside, a petting zoo and café. 

The Cranfield Golf Centre in Chadwell Heath has recently completed the construction of its Moby Dick course, a £600,000 mini golf course which is thought to be the UK’s largest.
