Manor Park is a peaceful enclave of East London between Forest Gate and Ilford and is located in the London borough of Newham.

The area remained rural until the middle of the 19th century when the railways spread outward from London and suburban housing was built for middle-class commuters working in London. As a result, properties in Manor Park are mostly quaint Victorian terraced houses on quiet tree-lined streets, some of which overlook the Wansted Flats. There are also some new developments of apartments and townhouses.

Property styles in Manor Park: Most of the housing stock is Victorian and Edwardian terraced, built from the 1880s as part of a single development plan by the Corbett family, the same builders behind the neighbouring Woodgrange Estate in Forest Gate. These two and three storey brick terraces, many with bay windows, line streets including Sheringham Avenue, Chesterford Road and Dersingham Avenue. Flats make up a large share of the stock too, split between purpose-built blocks and converted terraced houses, alongside newer developments such as Gingerbread Court on Michigan Avenue. Toward the northern edge of E12, where Manor Park borders Wanstead and Aldersbrook, the housing turns to larger Edwardian semi-detached and detached homes near Wanstead Flats.

Sought after property: The Durham Road Conservation Area, known locally as Manor Park Village and protected since 1984, holds some of the most sought-after period housing in the area. Buyers after larger family homes tend to look toward Herongate Road and the wider Aldersbrook Estate, where Edwardian semi-detached and detached houses sell well above the E12 average.

Developments: Newham Council’s Greenhill Centre scheme, designed by Haworth Tomkins and built by Higgins Partnerships, has delivered 81 affordable homes on the site of the former Greenhill Community Centre: 56 at London Affordable Rent and 25 for shared ownership, across three blocks of between two and eight storeys. The homes are built to Passivhaus standard, and the scheme includes a replacement gym and a new garden space. Investment of this kind in local housing stock and public space typically supports confidence among buyers weighing up the area for the medium term.

Property prices: The average sold price for property in Manor Park stood at £520k over the past year, according to Rightmove’s analysis of HM Land Registry data. Terraced houses, which made up the majority of transactions, sold for an average of £557k, while flats sold for £256k and semi-detached properties averaged £1.06m.

Rental market: The average monthly private rent across the London Borough of Newham, which includes Manor Park, was £1,923 in 2026, according to the Office for National Statistics. That’s a 5.2% rise on the £1,827 recorded a year earlier, a steeper increase than the 2% rise seen across London as a whole over the same period. Rents for terraced properties in the borough rose fastest, up 5.7% year on year, with three bed properties up a similar 5.6%. Manor Park’s direct Elizabeth line services into central London make it a realistic option for tenants who can’t stretch to rents in more central boroughs, which continues to support demand from young professionals and sharers.
