Woodford is an affluent and leafy suburb of north east London. It was formally part of Essex but now belongs to the London borough of Redbridge.
Woodford comprises many smaller settlements, South Woodford is the main shopping area with Woodford Green, Woodford Wells and Woodford Bridge located on the other side of the North Circular road.
Despite the areas quiet appearance, it has strong political connections. Sylvia Pankhurst, champion of the women’s suffragette movement was a long-term resident of Woodford. She upset the local community of the day by living out of wedlock with her Italian anarchist lover on 126 High Road, opposite the Horse and Well Pub.
Winston Churchill, the great wartime leader, was MP for Woodford from 1945 to 1964.
Woodford is a quiet and charming enclave of London, perfect for those seeking a village way of life whilst remaining close to central London. Many people choose one of the relaxed Woodford suburbs for its proximity to Epping Forest – and its tantalisingly small commuting distance.
There are also a wide variety of homes on offer from Victorian and Edwardian properties to Twenties, Thirties and new build homes. Most properties are large, spacious and are growing in value – with prices up 11% since 2020.

There are several primary schools in Woodford. Churchfields Infants Schools, Churchfields Junior School and Wells Primary School are rated as ‘outstanding’ by Ofsted.
For secondary education, Trinity Catholic High School is a non-selective and co-educational school rated outstanding by Ofsted. Woodford County High School is a girls grammar school which has also achieved the highest Ofsted rating.
There are also several prep schools in the area for primary age children, including Snaresbrook, Woodford Green and St Aubyn’s School.
By Car & Road…Woodford enjoys proximity to major roads, including the North Circular Road (A406) and the M11, ensuring easy access to other local areas. Central London is approximately 12 miles away, offering a straightforward 30-minute drive. Equally, it takes just 10 minutes to get to Loughton which is 3 miles away.
By Train…Thankfully, the Woodford Underground Station directly links to Central London and key interchange stations via the Central Line. There’s also a swift 30-minute journey to Liverpool Street, making it an efficient commuting option.
By Tube…The Woodford station lets you enjoy a direct 40-minute tube ride to Oxford Circus.
By Bus…The area is well served by London buses – with routes to Walthamstow, Leytonstone, Debden, Oxford Circus and Wanstead.
Away from the central shopping area of South Woodford, the other Woodfords have several smaller shopping parades which naturally lend themselves to smaller independent retailers. At the same time, there is a Tesco superstore for your everyday needs.
Westfield Stratford is just 5 stops on the central line and is an oasis for shopaholics with 250 shops spread across nearly 2,000,000 square feet of space.
Stratford is well served for supermarkets with Waitrose, Sainsbury’s and Tescos stores all present.
Fairlop Waters is a large country park and leisure facility offering a wide range of activities. There is a gold course and driving range as well as windsurfing, sailing and anglings. For the thrill seekers, there is a climbing facility and high-ropes course. There is also a network of accessible pathways to enjoy a relaxing stroll though nature. Woodford boasts several cricket clubs, including one on the High Road in Woodford Green. Founded in 1735 it is the second oldest club in the country. Many a relaxing afternoon can be spent watching a game of cricket on the green.

Property styles in Woodford: Woodford’s housing stock spans a wide range of periods and architectural forms. Along Snakes Lane East and Prospect Road, Victorian and Edwardian terraces and semi-detached houses are well represented, with bay windows, original brick detailing, and generous rear gardens that have made them a firm fixture in the market for family buyers. Interwar semi-detached and detached houses from the 1920s and 1930s make up much of the wider IG8 area, particularly around Woodford Green itself, and they tend to offer larger footprints than their period equivalents.
Flat conversions and purpose-built apartment blocks appear throughout the area — particularly along the High Road corridor and in South Woodford — while at the upper end, the Repton Park gated development and the prestigious Monkhams Estate contain some of the most substantial detached homes in the whole of north-east London.
Streets such as Monkhams Avenue, Harts Grove, Regents Drive, and Turpins Lane are regarded as the most sought-after addresses in the area. Monkhams Avenue, at the heart of the Monkhams Estate, carries an average sold price of around £1.26m and sits within easy walking distance of Woodford Central line station and the edge of Epping Forest. On Prospect Road, well-presented Victorian terraces regularly sell in the £565k–£690k range. Glengall Road, by contrast, offers a wider mix of property types — from 1930s semis to more recent builds — at somewhat more varied price points, making it one of the more accessible streets in the postcode for buyers.
Developments: Smaller infill schemes continue to come forward across the IG8 area. Planning permission has recently been granted on a 0.85-acre plot at Monkhams Lane for three detached five-bedroom houses totalling over 12,000 sq ft, replacing a property largely destroyed by fire in 2007. In South Woodford, the Rosewood Collection is a boutique gated mews development of four-bedroom freehold townhouses, aimed squarely at the family buyer market. These projects reflect a continuing pattern of sensitive, low-density development rather than large-scale schemes — broadly in keeping with the area’s established suburban character.
Property prices: According to Rightmove, the overall average sold price in Woodford over the past year stands at approximately £679k, a rise of around 3% on the previous year and 7% higher than the 2023 high of £635k. Detached houses account for the majority of sales and average around £770k. Semi-detached homes command significantly less, averaging £591k, while terraces average around £467k – though experienced estate agents in Woodford can help you sell for significantly more.
Rental market: Rental supply across the Woodford area is tight relative to demand, which has kept asking rents at a relatively firm level.
