Ilford is a large East London town and part of the London Borough of Redbridge.
There have been human settlements in Ilford since the 2nd century BC with iron age remains found at Uphall Camp, between the Roding and Ilford Lane.
Ilford is believed to have been a campsite for the army of William the Conqueror when he stayed at nearby Barking Abbey while waiting for the Tower of London to be built.
Ilford offers suburban living with the cosmopolitan diversity previously only available in the hubbub of the city. Ilford is filled with young professionals attracted by the excellent transport connections to the City of London. The area is popular with families because of its supply of outstanding schools.
Property in Ilford includes lots of Edwardian and Victorian homes, and house prices have been steadily increasing in the area for several years. Ilford is especially attractive because it’s located in one of the greenest boroughs of London – so we highly recommend it.
There are many excellent primary and secondary schools in Ilford; most are rated ‘outstanding’ or ‘good’ by Ofsted.
However, if you’d like to look at a comprehensive list of schools, it’s a good idea to look through this local government guide.
By train… Ilford station has trains to Liverpool Street, which take between 15 and 20 minutes. Cross Rail (aka the Elizabeth Line) will get you to Liverpool Street in 17 minutes, Farringdon in 19 and Bond Street or Shenfield in 24. Ilford Station is being replaced as part of the Cross Rail project.
By tube… While there’s no direct tube station in Ilford itself, Redbridge station on the Central Line is a short bus or taxi ride away, opening up the entire tube network for exploration.
By bus… Ilford serves as a busy bus interchange, with frequent services to various London locations. Key routes include the 25 (Stratford to Ilford) for connections to central London, and the 150 (Becontree Heath to Romford) for venturing east. Night buses provide options for late-night travel.
By road… The North Circular Road skirts Ilford, and the nearby A12 and A13 provide easy access to the M25.
Ilford has excellent options for shopping. The Exchange Ilford is the main shopping mall in the area, which is the perfect stop for clothing, jewellery, coffee shops, electrical goods and other high street stores. Looking past the chain stores and you’ll find quaint coffee shops, excellent Asian grocers and Turkish grills.
Several large supermarkets for everyday shopping needs include Lidl, Tesco, Sainsbury’s and Iceland. If you’re looking to shop further afield, central London is only 15 minutes away by train or tube.
Ilford offers numerous notable sites worth exploring, from historical landmarks to natural spaces, making it more than simply a London suburban area.
Ilford offers a range of housing from different periods. Victorian and Edwardian terraced houses line many of the older streets, particularly in the southern parts. Mid-century semi-detached homes built in the 1930s populate large sections of the town.
Post-war flats and maisonettes can be found closer to the town centre, while newer apartment buildings have appeared near Ilford station in recent years. The most sought-after properties tend to be found in Valentines Park vicinity, Gants Hill, and Cranbrook. These areas feature larger Edwardian homes with generous gardens, spacious inter-war semi-detached houses, and well-maintained period properties that appeal to families and professionals alike.
Developments: Ilford town centre has undergone substantial transformation with several major projects. The Crossrail development has spurred new building around the station area. Pioneer Point’s twin towers stand as prominent landmarks, while the conversion of the former Harrison Gibson furniture store into apartments has brought new living spaces to the high street. The Britannia Music Site redevelopment has added hundreds of new homes to the local inventory.
Property prices: Ilford properties sold for an average of £499K over the last year. Terraced houses averaged £523K, semi-detached homes reached £620K, and flats sold for approximately £258K. Overall prices have risen about 4% compared to the 2023 peak – you can find out more about Ilford house prices here or the HM Land Registry.
Our courteous and professional staff have a wealth of experience, and take pride in maintaining the excellent reputation we have established over 25 years of practising in the area.
