Rainham is a suburb of East London, in the London Borough of Havering. There has been human occupation in Rainham since pre-historic times. Bronze Age artefacts have been found in Rainham Marshes, and there is evidence of a Saxon burial ground. The village church of St Helen and St Giles dates back from Norman times and is the oldest building in Havering.
Until the end of the 19th century, Rainham remained a marshland village. A shift from agriculture to industry resulted in the growth of Rainham. From 1880 roads were laid out, and semi-detached and terraced housing was built. There are several roads of Victorian homes from this period and also houses from the Fifties onwards.
Rainham is popular with families for its affordable houses, the wealth of green space and an easy commute into central London. The excellent primary and secondary schools are also a big draw for families.

In Rainham, Essex, shopping options encompass a variety of supermarkets, shopping centres, and key shopping areas. For grocery needs, residents can visit local supermarkets such as Tesco Express and Sainsbury’s Local, which provide a wide range of food and household essentials. The Rainham Shopping Centre is a central hub featuring stores like B&M, offering impressive savings on a variety of products from homeware to groceries.

Architecture: Rainham’s older streets around the village core still have Georgian and Victorian cottages, several dating from when the shops along the high street were private homes. Away from the village, most housing was built between the 1930s and 1960s, with bay-fronted semis and short terraces lining roads like Wennington Road and South End Road. Detached family homes with larger plots sit further out towards Berwick Pond Road and Upminster Road North, and new-build flats and houses have started appearing at Beam Park, on land once used for industry.
The best properties tend to sit around the conservation area near St Helen and St Giles Church, where period cottages and larger detached houses stand back from the main road through the village. Wennington Road and Upminster Road North also hold some of Rainham’s largest detached and chalet-bungalow homes, a number with plots over half an acre, while Berwick Pond Road has several substantial detached houses set well back from the street.
Developments: The Beam Park scheme, part of the wider London Riverside regeneration, is bringing more than 5,000 new homes to former industrial land shared with neighbouring Dagenham. A new station to serve Beam Park has been planned for several years and is still going through funding talks between Havering Council, Transport for London and the Department for Transport. Nearby, the Napier New Plymouth project has already replaced two ageing tower blocks with 197 new affordable homes, known as New Green, now fully occupied. Schemes like these point towards continued demand for newer housing stock in Rainham in the years ahead.
Property prices: Properties in Rainham sold for an average of £428k over the past year, according to Rightmove. Terraced houses made up most sales at an average of £417k, semi-detached properties reached £469k and flats sold for £254k. Sold prices are up 6% on the year before, and roughly 7% above the 2023 peak of £398k, a steadier pace than the sharper rises seen earlier in the decade. Detached homes on the roads mentioned above typically sell well beyond these averages, given their larger plots.
