Goodmayes: Location and History

Goodmayes is in the London Borough of Redbridge and is situated between Ilford and Chadwell Heath. The areas was predominantly farmland until the end of the 19th century, when many houses were built to accommodate London’s rapidly expanding population.

Many of the houses in Goodmayes are from the Edwardian period and have appealing period features such as large bay windows and ornate gables. Some of the very large properties have been converted into flats. During the interwar period, many semi-detached homes were built. These tend to be more affordable than the period properties. Goodmayes has also benefitted from recent investment, with many new developments springing up in the area. Redbridge Council has recently approved planning permission for Lorimer Village providing 1280 new homes on the re-developed Tesco site close to Goodmayes railway station.

Goodmayes is gaining in popularity with improving transport links driving its appeal. The Elizabeth Crossrail line will run from Goodmayes station and is expected to open in mid-2022. The Elizabeth Line will provide trains to the City and West London and significantly reduce journey times.

Goodmayes has plenty of green space, Goodmayes Park is close by, and Fairlop Waters Country Park and Hainault Country Park are to the north.

The properties tend to be large with spacious gardens. Many have loft conversions and extensions to creating sizable living areas. At the moment, house prices are low compared to other areas of London but expect this to change with the opening of the Elizabeth Line.

There are several primary schools in the area, the closest to Goodmayes are Goodmayes Primary School and Mayespark Primary School, both rated ‘good’ at their last Ofsted inspection. For a complete list of local primary schools, click here.

The choice of secondary schools in Goodmayes is excellent, with many of the nearby schools rated outstanding by Ofsted.

By train… 

Goodmayes railway station has regular trains to Liverpool Street with a journey time of around 25 minutes. The station will also be on the Elizabeth Crossrail line, once it opens, hopefully in early 2022. The Elizabeth Line will provide trains to both the City and west London and significantly reduce jounrey times.

By bus… 

Goodmayes is served by a number of local buses linking to nearby areas such as Ilford and Dagenham.

By road… 

The A12, M11 and M25 are easily accessible from Goodmayes, making journeys by car towards Essex and beyond straightforward. The North Circular Road (A406) is also close by.

The High Road and Goodmayes Road are the main shopping streets in the area with a diverse range of independent shops.
There are several supermarkets close by, including Tesco, Aldi and Lidl.

Goodmayes is only 15 minutes by train to Stratford, where you’ll find Westfield Stratford City, one of the largest shopping and leisure destinations in Europe, offering high street fashions as well as exclusive brands.

Goodmayes Park is a local area of open space containing a lake, children’s playground, basketball courts and tennis courts. The vast expanse of space is perfect for a stroll or a picnic in the summer months.

Discover over 300 years of local history at Valentines Mansion and Gardens. Explore the period rooms of the mansion, and the gallery hosts diverting exhibitions throughout the year. The beautifully maintained gardens are stunning, and nearby Valentines Park has a children’s play area and boating lake.

If you fancy something further afield, visit the beautiful Essex coastline and beaches. You can drive there in under one hour or catch the C2C train from nearby Barking.
