You would be forgiven for thinking that most people are thinking about getting ready for Christmas and not selling a home. However, do not underestimate the holiday season. There are many house hunters who use this period to their advantage, they know they will not have as much competition and can relax slightly, so they can find the right house for them.

Homes in East London, places such as Ilford, Barking and Dagenham, marketed at this time of year can also command more money as there is less competition in the festive season. The run up to Christmas is one of the busiest, we have personally done viewings on Christmas Eve, vendor permitting of course.

Rightmove, the UK’s largest portal tell us that from Boxing Day the viewings traffic doubles, while people are at home on during the holiday season. Putting your home up for sale just before the festive period, will gain you that advantage above people waiting until January and you will be ahead of the game, which will pay dividends.

Is December a good time to sell your house?

As ever, the answer depends. It is certainly true that there are motivated buyers looking for a home at this time of year, with many hoping to get their home search out of the way before Christmas Day hits.

If you list your home in November and December (and other winter months), you can get a significant amount of interest from potential buyers over the festive period. Many of these buyers are serious and motivated, after all, you would not be searching for a home in the midst of the festivities unless you had good reason to do so!

The buyers who are looking tend to be more serious and can include people looking to relocate for new jobs, those who are downsizing, and corporate relocation purchases which simply cannot wait until Spring. That said, this is a more niche pool of buyers, so you will have to consider (with your estate agent) the group of people most likely to buy your property. Some properties suit a December sale more than others, and there is usually a longer average time to find the right buyer.

Ultimately, with the ease of phones, iPads and other devices it is easier than ever for the general public to search what is currently available in the winter months. Supply generally outstrips demand in East London so the most discerning house hunter will want to get to your home before anyone else.

  • Give grubby walls, especially hallways a quick lick of paint. This will give instant freshness and appeal. Make sure your home is well lit and change any dull bulbs to fresh brighter LED ones.
  • Outside – spend a few hours trimming bushes, removing fallen leaves and generally brushing the pathways so they are not slippery or green. This is your first impression so make it count.
  • De-clutter and clean and deep clean where necessary. Get rid of any pet smells. Scale back the Christmas decorations.
  • Keep the house warm to take away the coldness outside. Light warm candles to help buyers imagine spending Christmas at your home next year. Bake something delicious to give off a lovely smell.
  • Add some festive decorations. If you’re selling at Christmas time, you might as well take advantage of the opportunity to decorate your home accordingly, with tasteful fairy lights and a real Christmas tree.
  • Make it cosy, but avoid clutter. Christmas is often a time where shopping and presents pile up and relatives are in and out of the house. Be mindful of this for home viewings, and redistribute the clutter to where it can’t be seen.

Presenting your home for sale in this period can have other advantages, such as the homely warmth of the fire and the general feel of cosiness that Christmas brings.

Your neighbourhood may look more appealing, as there will be festive outside lights and decorations, and this will give a sense of community. This may warm a perhaps buyer to one that is more certain they want to buy in your area.
