Gidea Park is an attractive neighbourhood to the east of Romford in the London Borough of Havering – keep reading to find out more about it.
Gidea Park is an affluent area with a community feel. As a garden suburb, the neighbourhood is well planned with wide tree-lined roads and plenty of spacious homes with extensive gardens. Families benefit from many excellent schools in the area, and there’s plenty of green space too. Gidea Park’s excellent transport links mean you can access the main road you need and be in central London in around 30 minutes and Romford and Upminster are just a short bus ride away.
The housing in Gidea Park Romford has atypical beginnings. Following the station’s opening in 1910, an exhibition of housing and town planning was launched, and over 100 different architects designed and built housing on the Gidea Hall estate. Prizes were awarded to the best architects and builders. A further exhibition was held in 1934, with another 35 homes added. As a result, the houses are all constructed in a variety of individual styles and are well-built. Today, the housing market is flourishing, with prices climbing at a steady pace (10%) since 2021.
Ardleigh Green Infant & Junior Schools are rated outstanding by Ofsted, Gidea Park Primary School and Squirrels Heath Infant & Junior School are rated Good. Gidea Park also has two independent preparatory schools, St Mary’s Hare Park School and Gidea Park Preparatory.

Gidea Park is well placed for easy access to the M25. It is just south of Gallows Corner, the junction of the A12 and A127, which join the M25 at junctions 28 and 29, respectively.
Gidea Park has a wonderful high street with a wide variety of independent restaurants, retailers and historic pubs. Gidea Park residents head to nearby Romford for more major retail outlets and supermarkets. Romford also has a renowned weekly market held on Wednesdays, Fridays and Saturdays, hosting over 150 traders.
Gidea Park benefits from plenty of local green space. Raphael Park is the largest and has a fishing lake, children’s play area, a network of paths to explore and even a miniature railway. The park has a full calendar of events for all ages throughout the year, including Romford Summer Theatre’s open-air performances.
For sports enthusiasts, Gidea Park has its own Golf Club, Tennis Club, Rugby and Cricket Ground and there is a David Lloyd with extensive racquets, gym and leisure facilities.
Property styles in Gidea Park: Gidea Park’s housing stock is anchored by the 1911 Romford Garden Suburb Exhibition, when 121 architects designed 159 individual houses and cottages across the estate, many still recognisable today by their Arts and Crafts detailing. Six of the original exhibition homes hold Grade II listed status. A second exhibition followed in 1934, adding a run of interwar houses built to the same experimental brief. Beyond this estate, the area is largely built up with 1930s and postwar semi-detached and detached houses, plus pockets of purpose-built flats near the station and Main Road. Recent additions include newly built semi-detached bungalows, offering buyers a modern, low-maintenance option alongside the older housing stock.
Development in Gidea Park: A recent Bellway Homes scheme has added new three-bedroom semi-detached bungalows on a site in central Gidea Park, bringing modern housing stock to an area otherwise dominated by early twentieth century design. A proposal from McCarthy Stone for 32 retirement homes on the corner of Gidea Avenue and Main Road has also been put forward, though its current planning status should be confirmed before publication. Wider regeneration in nearby Romford, including residential schemes at Como Street and Angel Way, may also influence local housing supply over the coming years.
Property prices: Average sold prices in Gidea Park reached £531k over the past year, 4% down on the previous year but still 3% up on the 2023 peak of £510k. Flats made up the majority of sales at an average of £295k, with semi-detached properties fetching £627k and terraced houses selling for £581k. Detached properties did not sell in high enough volume over the year to produce a reliable average, so this figure has been left out rather than estimated from limited data. Across the wider borough of Havering, the average house price reached £453k in May 2026, up 2.8% year on year, giving useful context for sellers speaking with estate agents in Gidea Park about likely achievable prices.
Rental market: Average private rents across Havering reached £1,563 a month in June 2026, up 2.7% from £1,522 a year earlier, a faster rise than the 2.2% recorded across London as a whole. Within this, rents for terraced properties in the borough rose by 2.9% and detached properties by 2.1%, while three-bedroom homes saw the strongest increase at 3.0% against 2.2% for four-or-more-bedroom properties. Gidea Park’s period housing stock and station links put it among the more sought after parts of Havering for tenants, supporting steady demand. For landlords weighing up letting agents in Gidea Park, this borough-wide trend of rents rising faster than the London average points to continued upward pressure on achievable rents locally.
