Sandra Davidson is an independent estate and letting agent covering Hackney, and we have been successfully selling and renting properties in East London since 1995.

We offer a comprehensive lettings and property management service to our landlords. As well as traditional letting packages, we also provide Hackney landlords with a guaranteed rent service. Their property is leased to us for between 1 and 5 years. We pay a fixed monthly rental income (even during void periods) and get on with managing all the day-to-day tasks, such as inspections, lettings, viewings, maintenance, and legal issues.

Hackney Area: Location and History

Hackney is in inner London, northeast of the City. The area has changed a great deal in recent decades. In 2006 Hackney was ranked the worst place to live in the UK according to research for a Channel 4 property show. Hackney is now popular with young creative types and those working in the City. In 2022 Hackney was listed by the Sunday Times as one of the best places to live in the UK.

Hackney was a rural community right up to the 18th century with a scattering of villages and hamlets and large mansions and estates for landowners. Industrial development in Hackney took off in the late 18th century. Factories sprung up along the River Lea, and the farmland and estates were built over to accommodate the influx of workers. With its grand properties, Hackney was also popular with bankers and merchants who worked in the City of London.

Following extensive bomb damage during the second world war and the decline of industry and factory closures, like many other areas of inner-city London, Hackney went into decline. The 2012 Olympics brought massive investment to the area, improving transport links, housing and schools. Hackney is now one of the most desirable places in London to live and work.

Properties in the area vary from Victorian and Georgian houses to warehouse conversions and modern flats. The area also has several estates of social housing.

Hackney is popular with young professionals and families who are drawn to the area by the fashionable and alternative vibe, excellent transport links, and a surprising amount of green space.

Hackney is in high demand and is the 10th most expensive borough in London.

Primary

Parents in Hackney have an excellent choice of state primary schools, all rated either Outstanding or Good by Ofsted. Click here for a full list of primary schools in Hackney.

Lauriston Primary in Rutland Road and Orchard Primary in Holcroft Road are two of the most popular schools, and homes close by can be more expensive.

Secondary

There is a good choice of secondary education in the area. All the schools below offer secondary education from 11-18 years.

By train… 

Hackney Central is on the London Overground. Canary Wharf can be reached in around 30 minutes by changing at Stratford for the DLR. And Oxford Street is just 20 minutes away via the Victoria line from Highbury and Islington. Trains from Hackney Downs to Liverpool Street take around 10 minutes.

There is also a London Overground station at London Fields on the Liverpool Street branch.

By bus… 

Hackney is well served by bus. The 55, 38, 30, 242 and 48 go towards the City and central London.

By road… 

Hackney is close to the A10, which joins the M25 at junction 25.

Shopping in Hackney is centred around Mare Street, where you’ll find plenty of independent stores as well as cafes, restaurants and bars.

Bohemia Place Market is just around the corner from Mare Street and offers a wide range of delicious foods, and is open during the day and in the evening.

Nearby Broadway Market dates back to the 1890s, with over 100 food, gift and clothing stalls. The market is open every Saturday from 9am to 5pm. There are also plenty of independent shops, cafés and restaurants along the street which are open every day.

Head to Stratford’s Westfield for high street shopping, which is only 10 minutes away on the Overground from Hackney Central.

There is a Tesco Superstore, Lidl, and a Sainsbury’s Local for grocery shopping.

Hackney residents have an abundance of excellent things to do.

Hackney has emerged at the heart of music culture and the London nightlife scene. The area is brimming with cool bars and venues including Hackney Empire, a theatre and bar holding shows, comedy nights and performances for all the family. Don’t miss out on the music festivals held in Victoria Park throughout the year.

Hackney is one of the greenest London boroughs with many parks and green spaces. The two best are London Fields with its popular heated lido and nearby Victoria Park with over 86 hectares of greenery interspersed with boating and angling lakes, sports facilities, playgrounds, sculptures, cafes and walking trails.

There are plenty of ways to explore the area’s rich culture. The Viktor Wynd’s Museum of Curiosities is a quirky museum celebrating all that is weird and wonderful. Sutton House is a Tudor house now owned by The National Trust. The house is open for guided tours where you can explore five centuries of local history, from Tudor scandals and royal dramas to 1980s squatters.
